    The jam is not that bad. It is still better than traveling from say Subang Jaya to Bukit Bintang. No way the condominium will go back to developer price of RM200k. Where can you get a condominium at RM200k in KL ?. If you go to Sg. Besi yes. This will cater to me, who hate the morning traffic, who like to go to KLCC, Ampang Point, Bukit Bintang as well as the relax evening drive back work from the centre of KL. What Wong say about the mall is true but it will survive because:- - Its not hugh like Galaxy Ampang. - There are in total 1,000 units there who are not going to cook everyday and will converge for food downstairs. - They will also need to buy sugar, salt downstairs. - They will also need to dryclean their work trousers. - The need to buy cigarettes downstairs once a day. - Once in a while, they need to cut their hair or repair their shoues. - They need a new flat screen tv, new furniture without the hassle of paying for transport charges. Of course they are other better looking zen-like condominiums in Sg. Besi, Subang Jaya provided you don't mind the unzen-like traffic.

    Dear Pastor Toh Its Wednesday 8/6/10. I wish to thank you for giving shelter to my friends from Singapore on a learning trip about faith in GOD. Upon arrival in KL they have approached several churches in and around KL for a place to stay but sad to say they were not welcome and they(4 of them) were tired and exhausted when they came upon my sister at a Christian bookshop in Bukit Nanas enquiring for a place to stay. My sister did not have the heart to leave them without shelter as it was almost nightfall and brought them to my home in Klang. I have been blessed to have them stayed at my home for the night and I admired their courage and their great faith in GOD to provide. I must admit that I was initially worried that my sister met 4 strangers and just brought them home to stay I am glad I overcame my apprehension and accepted them in faith too. Who knows we may be visited by angels and not know about it. Thank you once again and GOD Bless. Siewlynn

    i studied here from 2000-2004. it was okay at that time. then about 3 or 4 years later, i came back, the school looked totally trash. the discipline gone haywire. really hope the teachers can control the school again. i dunno why people keep saying arfah babi, what did she do to u? i doubt she does things to non problem students.

    Now to comment on the Condominium and Apartment units here, at time of writing they are not done yet, but soon will be. When the developer started selling the units, they started from around Rm 120k for a 550sqf unit to about RM 250k for a 1050sqf unit. That price was reasonable and reflective of the local area, what more with it sitting on a former oxy pond. However, speculators came in the droves and bought multiple units each one. Even now when its not done yet, these speculators are trying to cash in and try 'flipping' the units for maximum gains. Nothing wrong with investing but it does create an artificial state of pricing inflation which does not reflect the true value of the unit. I say this because they are trying to resell the units at almost a 100% gain, some even trying as high as 150-200% of the original developer price. They will be in for a rude awakening thinking if they think they can capture the expatriate market in particular the Koreans. The Koreans have a small community dubbed Korean Town which is close to One Ampang Condominium, which is not too far from here. Still, the distance is there and this will not attract those crowds when there are still unts there for them. Futhermore, the traffic leading to the Condo and Mall is quite hectic. On a clear or moving road it will take 2-3 minutes from Ampang Point to get here via MRR2/Kesas, however at peak hours, this may take anywhere from 25-40 minutes, I should know, Im a regular user of this road. That will detract the expats and those with kids studying at ISKL. So again, the condo and mall will actually target the locals more, and not the higher-income group too. With some flippers trying to sell units at almost or sometimes even higher than some basic landed terrace houses in the area, they are really aiming high or are grossly misinformed. There are a lot of factors that will determine the profitability of the mall and also the condo units for rent as well as selling prices, but as it is, it's already obscenely inflated and should devalue closer to developers price after the mall is open and condos are done so they can see how the market will react. It is a nice idea, if you are staying in a condo unit here, to have a standby mall right below you for your needs, but the local surrounding does not reflect the price these units are selling for. Still to give it the benefit of the doubt, I can think of one example where this might be a good choice. If you are young professional working in KL with average income of $5k, they you may choose to rent or buy a basic 550sqf unit here, and you can use the lrt to go back and fro to office from work. you may not have a need for a car, as you can get your food and other stuff downstairs at the mall. You may have to take 2 lrts everyday if you have to change from Star LRT to Putra LRT but still passable. It sounds very nice, but if you can be happy enclosed in your own bubble then you may not need more. you have a gym and swimming pool in the condo too so no need to go far. You should be able to keep yourself happy without the frustration of going through the bad KL traffic jams. It sounds nice, but the secondary market will force you to pay premium ringgit for this kind of lifestyle.

    im not trying to belittle the development here. it is certainly good looking from the outside and the show house looked good for the condo units. it is also better looking than the surrounding area, i.e. the flats next and behind it, the cheap-looking terrace houses in the vicinity. the road directly in front however does look good, but its a far cry from reaching 'The Curve' status in Damansara. The interior of the shopping mall, the Axis Atrium is sadly more hyperbole than reality. The ceiling of the ground floor is not as high enough to be fit into the luxury mall category, and the ceiling height of 1st and 2nd floor is also very short, about 8 feet i think. The layout makes it seem small and congested, with not much room for traffic movement. This is accentuated by having only 1 elevator to go up and down floors that is visible. I couldn't find the lift if there is any. Again, I must reiterate I do not like the layout which is reminiscent of old 80's style shopping mall like low yat, or sungei wang. It's doesn't even look as good the Great Eastern Mall which is bigger and better designed but sadly lacks traffic for example. Very weird and wasted opportunity. It has just put itself into a generic position of shopping malls albeit being new. The rental also is very overpriced even though it had not yet had its soft launch yet at time of writing end april 2010. The only thing that it will have going for it is being in close proximity to the lrt, thus small cheap items will have an easier time to survive compared with high end expensive stuff. KFC is here at the usual price and will fare better than other food outlets I believe as I have noticed the other several restaurants are charging exorbitant prices that is similar to The Curve. The parking at the moment is free and you have to drive to the back to get up to the 1st level of parking which comes out at 2nd floor of the mall. I'm sure they will start charging soon when it opens otherwise working people will just park here if they are using the lrt to work. I have to say not all blame lies with the developer. When they opened for registration and selling the units, the prices were decent and somewhat on level with the local area market. It is the secondary market that is killing the prospect of this place with owners wanting to charge top dollar to open a shoplot here. Even though business is not guaranteed yet. Time will tell if the shopping mall Axis Atrium will be competetive enough to set it apart from the rest, otherwise it will just be another generic mall. The design really fell short of capitalizing on the possible traffic of the lrt. The design also will not attract the higher income group from Bukit Antarabangsa, Taman T.A.R., or Ukay Perdana, as it is quite lacklustre and may find itself just attracting the lower to middle income group. Which in retrospect may be what the developer had in mind with the design and initial prices although their marketing says otherwise. The business owners will be in for a shock when they find it hard to sustain their prices. Another comparison is the Galaxy Ampang on the other end of the road. That is a bigger mall with a bigger ground floor yet has failed to attract enough traffic to make business sustainable except for the MBO cinema which is doing brisk business. I fear this mall may fall into the same trappings of Galaxy Ampang unless they offer back cheap prices reflective of the local community purchasing power.
